EPC question

I have someone coming later to carry this out - basically will he need to have a good look at the boiler?! My airing cupboard is full to bursting with "stuff" and I'm wondering if I need to pull it all out (I'm guessing the hideous answer is yes!

I think the answer is no.

the EPC is VERY sketchy and all they need to know is the type of boiler that you have, (condensing or non-condensing) so find that out.

your EPC will be more informative if you can tell the chap what type of walls you have, whether there is insulation, how much insulation is in the loft, stuff like that.

what he doesn't know he will guess assume. The report will also probably suggest installing a wind turbine and solar panels. Have a good laugh when you see the figures it generates, payback in two centuries...

does it already have an EPC? They are valid for 10 years.

It's just coming up to 10 years so I think not. He's here now (early so mess all over the place, oops)

If the assessor can't have access to your boiler and it's a newish model, do you have any paperwork to prove this. Although, they check around the house, we were asked to have any paperwork ready to show how old things like the boiler are, guarantee for cavity wall insulation etc.
