What do you call a loft conversion with half a wall?

Sorry, that sounds like a riddle. Have viewed a house with a master bedroom in the loft, but there us no door and the wall sort of runs out as you go up the stairs. Is there a simpler and obvious way of describing this?

Mezzanine?

A surveyor would probably view it as a fire hazard.

That's what I was wondering. Aren't there regulations around doors? Thanks

Not a bedroom. I can't see how something like that would pass building regs for fire?

Jux · 07/05/2014 19:08

I'd call it cold and wet.Wink

There are regs. When we had a loft conversion we had to fit fire doors to ensure it was fully enclosed, and it needed to be signed off. Afaik anything else can't be classed as suitable for a bedroom. however, we took the door off afterwards as we wanted it to be an office

It is described on the floor plan as a "studio room", but the vendors use it as a master bedroom. It has a shower and a loo within a cubicle in the room, if that makes sense. A bit grim, but the point is we like the house and location, so wondering what our considerations are re making an offer etc and also what the options are to sort this out. Very grateful for all your views, please keep them coming!

I would Deffo say mezzanine.

Paloma12 · 07/05/2014 19:47

If I described it to a builder/architect, would it be right to say loft conversion without an enclosed wall?

They can use it like that all they want, but if it doesn't meet regs (and I cannot see how it does), it cannot legally be described as a bedroom and the valuation should reflect this - it should be "2 bed plus loft storage" not "3 bedrooms" when valued.

if you are thinking of buying it, ask for evidence that it has planning permission and building regulations approval.

A non-compliant conversion adds negative value to a house, because you have the extra cost of ripping it out, as well as the cost of doing it again properly.

PigletJohn · 08/05/2014 00:21

btw, the importance of proper fireproofing and fire-resistant doors with smoke seals in a loft conversion cannot be overstated.

you can see that this house had a loft conversion, I have no idea if it is relevant
