Do I need planning permission for this?

We are looking at extending at the rear of our house. Currently the kitchen is only have to width of the house and we want to build across so the back of the house will still be in the same place, just wider IYSWIM. A builder friend suggested we build a two storey extension as it would be cost effective and add value as we could have an extra bedroom. The house is a three storey terrace so buildings second storey extension would not increase the roof height. Dimension of the second floor extension would be 3m x 3m. I've looked at the council website and it sounds to me like this is ok without PP but I'm worried I've read it wrong. Any experts out there?

Neighbours are doing a single storey similar to your plan and have applied for pp. Has the property been extended before, including into the roof if not it may fall within permitted development.

It sounds like a Victorian property, could you be in a conservation area which will mean that everything needs to applied for?

It's not been extended before and so I think it falls within permitted development. I guess I'll have to wait for the council's reply to my query but they appear to move at a glacial pace!

It is Victorian yes, neighbours at the other end if the road have built extensions so hoping that's a good sign

From what I've read, anything over one storey needs planning permission. Happy to be proved wrong though.

I'd definitely ask and save forever their response. Because if you come to sell people could get all twitchy about it and it's just one less hassle.

Can you check the council's website to see if any of the neighbouring properties went through planning for theirs ?

Www.planningportal.gov.uk is the best site for this sort of stuff. However, only the council will be able to tell you if you are in a conservation area or if for some reason they have removed permitted development rights (it does happen, it's called an article 4). Agree with PP to get and keep a letter from the council as this will help future house sales. Yes look at whether neighbours got permission but permitted development rights changed a lot in 2012/2013.

Sorry there's no easy answer I'm afraid which is why they Council aren't very fast.
