We've only been on the market for a short while, but I've (stupidly I know) found a house and fallen in love with it so the pressure's on to sell ours!

I really feel the agents put it on the internet and then wait for buyers to come along and that doesn't make for quick house selling especially here in the North East of England.

I've started a facebook page and twitter account for our home and would be really interested to hear from anyone else who's used social media to help with the selling process.

Any help with spreading the word would also be very much appreciated Smile.

I followed the link to the zoopla ad.

zoom in the front photo to lose the neighbouring houses.

living room, kitchen and main bedroom look glorious, although you should remove that bag on the banisters.

bathroom - hide the bins.

why no picture of bedroom 2? What should we worry about?

I'm afraid that Izzy should have tidied up for the photos - the room is cluttered and messy which says 'no storage' and 'too small'. (she doesn't need to tidy up as much for viewings...) Ditto the workroom - it is clear what you use it for but your buyers may do something different, so have a big tidy up so it could be seen as an office or a study, with lots of clear surfaces. Again, remove the boxes as that also says 'we don't have enough storage'.

I think that the 'homes and gardens' thing is personal to you. I don't think you need to go so far as repainting the feature walls (buyers can do that if they like) but instead of the magazine shots, show off more of the house.

kick your sloppy estate agent: the main text is badly written and lacks punctuation. The numberplate on that car should be blurred out, security risk (especially if it is your car as we know your name from the magazine and your address). Correct spelling of 'draws'. Come back on a sunny day and take a better photo of the garden which looks neglected, perhaps take the photo looking towards the house?

Specialsubject makes good points but the photos are very dark. Can these be retaken?

Also, most agents have a Facebook page. Are you sure your agent doesn't? When I market new property it automatically goes to Facebook and Twitter plus I do other general updates.
