Do you think "hassling" the EAs gets you anywhere?

We are in the great position of having sold our own house & are now looking for one to buy. We're registered with all the local EAs & I've been in pretty regular contact with a couple over viewings.

Sadly, although there a couple of possibles, we haven't seen anything yet that really ticks all the boxes for us. I've viewed everything that we like on RightMove & everything I've liked that the EAs have emailed through, but drawn a blank.

My husband is insistent that I should be ringing the EAs every few days to show we're keen & not miss out on anything. Our own house didn't even go on the open market as the EA had a buyer on their books who put an offer in straight away after the first viewing. Husband thinks that we could be missing out like this.

I'm of the opinion though that if we're registered & I'm talking to the EA reasonably regularly we can do no more. They can't conjure a house out of nowhere?!

Who is right??

Definitely keep on their radar. I rang them every couple of weeks to see what they had coming up. An agent rang who knew what we were after rang me a few days before the house we're buying went on rightmove/had a board up. Some agents are rubbish but you might just get a good lead. You've got nothing to lose.

Also have you thought about putting a letter through the doors on roads you like?

Thanks 10things I'm all for keeping in touch, but I think he wants to turn me into a stalker!

I had thought of the "leaflet drop" approach, but we're quite specific in the size of bedrooms etc that we want & you can't always tell from the outside.

Ask me again in 6 months' time though when we haven't found anything! Hmm

I went in to the EA offices every couple of days when we were buying in a very popular area. They thought I was a psycho I'm sure but they did call us and give us first viewing on the house we bought. We had to get going so fast though; we viewed it at 10am on the morning it went on sale (weekday) and had our offer in at asking price by 11.

I think you need to be ringing at least weekly. Once agents have seen a property it takes a week to get on rightmove - so you need to make sure they call you in this week.
I also think you should go and visit in person initially so they know you're seriously looking. I've emailed 3 agents this week and asked to be put on mailing lists (as looking on rightmove isnt getting anywhere).....have any made contact? NO!!!

I used to be an estate agent.... Seriously hassle them - In a nice way though! If you pop in and are lovely, or call and even say you feel like a stalker, then you will build a rapport and you will be first in their mind when a suitable property becomes available. Good luck Smile

Also, bear in mind that the EA that you have sold your house through will be desperate for you to find somewhere to buy, or they won't make any money.

Make sure that you're top of their list for new properties coming on.
