Are we quackers?....

Okay so as it stands, we're STC on our first house.

From the first viewing, we knew we liked it. Hubby felt it was a strong solid house. The location is spot on. We're renting. The vendors have already moved on so it's all chain free.

There is one biggish issue with the house. We have 2 kids, a boy, nearly 5 & a girl, 9. Obviously they need or will need separate bedrooms soon. It's a two bedroomed house. We currently rent a 3, with built in wardrobes! The 'new' house has artex almost everywhere apart from bedrooms (that's another thread). And it has a wet room not a bathroom.

All those things into consideration, hubby believes we can make it work for us. There is no way we could afford a 3 bed anything in the area we are now & kids are settled in their school. We're thinking if dividing the largest bedroom into two, it is a very big bedroom. We'd need wardrobes as well.

A loft conversion is also maybe a possibility for the future.

Is it mad to move from 3 bedrooms to 2? I think it sounds mad. Although the layout is different, this is terraced what we are in now, the other house is semi detached. Where we are now isn't as ideal for the kids.where we are now we have just a paved back yard, the other house has a garden! 2 gardens, front & back, here our front door is in the street!

I would move into the 2 bed. It will mean you're owners not renting, and aside from a lack of bath and a new to change bedroom arrangements, it sounds like you really like it.

In the short term, if move your two DCs into the big room together. Then you can live a while and think about/get quotes for/save money for a possible loft conversion while they share the room. They aren't too old to share, and you could always hang a curtain, or use room divider shelves to section off the room?

I think you'll get use to the wet room quickly, and at 5 and 9 your DCs will manage to shower instead of bathing.

We did it! We went from a 3 bed to a 2 bed a couple of years ago. Kids shared for a year (dd 6 & ds 9) they did have their moments but it was actually no big deal in the end! We now have converted the loft & they have a lovely room each.
I think if you can make the space work (by splitting the bedroom or the loft conversion) then yes go for it!! You may even add value too! I also wouldn't be put off by a wet room either.

All things being well, we're going ahead. I'm the worrier! I just think of all the stuff we have & how we'll fit it in! We've kinda got a budget for the plastering of the walls downstairs & to have a bath put in & carpet for the stairs, the only thing we're going to price up next is probably a stud wall for the biggest bedroom, which may mean putting a small window through. I'll be glad when it's all sorted!...if it needs to be sorted! At this stage it may not happen at all!
