Re-plastering - approximate costs??

Hi
We're looking to buy a large 3-bed 1930s semi, it is a doer-upper so has hideous textured wallpaper to come off, which i suspect will result in all the walls needing replastering.
What sort of ballpark figure should we budget for?

We're up north and have had two bedroom done for £300 each. Good sized double bedrooms too.

It's a messy job so I'd have them do as much in one go as you can bear.

Large room might take a plasterer 2-3 days so allow approx (£350-£500 + vat per room)
Small room could be done 1-2 days (£200+)

If it's just ceilings or just patching up then considerably less

Thanks. We're rented so should have a month or so before moving in, so thought it's better to get the messy jobs done whilst it's empty!

Remember you have to let plaster dry before you can paint it. This could take a few weeks in winter, but we've painted fresh plaster within a fortnight in warmer weather.

We paid approx £200 per room for artex on the ceilings to be skimmed over and for the walls to be skimmed. We are in the South West.

We've just paid £175 per ceiling for 4 bedrooms, all approx. 3.5m x2.5m - based in Surrey. In one instance the ceiling just had plasterboard on it (and flaky paint), the other 3 ceilings were already plastered.

It depends if the rooms are basic square rooms. I would guess if you are going for a 1930s semi (we live in one) that the textured wallpaper might be covering a multitude of sins (cracks) and there is quite alot of prep involved in taping up the old cracks etc.

We've recently paid 500 cash for the lounge (with chimney breast), 500 for another (larger) reception room and 175 (cash) per ceiling for 2 bedrooms. Discounted prices I think because they were part of a bigger job. This was also just for the skimming, we had to remove all the paper / woodchip (nightmare job and it takes much longer than you anticipate so if the whole house is covered in it, you might need to factor in quite a bit of time once you get the keys before you get the plasterer to come).

We are in the North West.
