Solicitor Queries - arrghhh!

We have just received the final queries from our buyer's solicitors and I can't help with any of them!

First they want to know if we have a NHBC certificate - our house is over 35 years old and was originally a council property. We never had one when we moved in... should we have one??

They also want a copy of a building certificate for alterations to the shower room downstairs... but we didn't alter the room structurally, we only decorated and upgraded. We think the original owners must have moved the utility room inner wall to make a larger shower room. (based on looking at floorplans for other properties like ours!) We were never given a certificate when we bought the house 12 years ago and our solicitor at the time never brought it to our attention. Nothing came up in the survey we had done at the time but it wasn't a structural survey.

They also say that our buyers think there is evidence of a roof leak and can they have the inspection reports and guarantees - what roof leak?!?!? We haven't had a roof leak since we have been here. All we can think of is that we did have a guttering leak last year and it did mark the facias (which are made of wood) but that is all.

Have an awful feeling our buyers are about to reduce their offer which will mean we cant afford our new house!

Please tell me these are standard questions from a solicitor and that I am worrying over nothing.....

Sounds like a novice ! Just reply as you have here. State the property is 35 years old and therefore ahs no NHBC certificate, you are unaware of any material changes to the shower room which would require a Buildings Control certificate and no work has taken place in last 12 years, ask for further info re. roof leak as you have no knowledge of this.

standard questions, although sounds an idle solicitor as it takes five mins online to find the age of a house and know that there would be no NHBC certificate.

the buyers should have had a survey and that is where inspection reports come from.
