Has anyone else found prices in their area to rocket lately? In jan we found nice 3 bed houses on rightmove for about 150k. Now I'm struggling to find houses for 190k!
We're not asking for much, just a decent sized 3 bed house (I.e not box rooms for bed rooms, and 2 reception rooms / potential to extend).

Have house prices REALLY gone up that much in 3/4 months? Or are estate agents inflating their estimates?

I'm in Kent btw

Does it really make that much difference custardo? It will probably be nearer winter before we can move now. I'm worried if prices will just keep going up and up!

When is the best time to buy / sell? We have a 1 bed flat on shared ownership to sell, and want to buy a 3+ bed.

i notice prices going up in summer and there is a recognition that there are seasonal fluctuations in house prices and more people tend to buy and sell in spring and summer and less in winter.

That makes sense - a mortgage advisor (tied to an estate agent) was urging me to put flat on market / start looking for houses in spring - said there were more houses on market to choose from

Where are you? There is a massive housing price bubble in the south east. Nothing to do with the spring just lack of supply and a massive demand. All properties going to sealed bids and for at least £30k over asking in my area.

Not much change to prices where I am and we're in the South West. It's strange, talk of a housing bubble seems to be very separate from what we are experiencing! Lots of houses not selling here and reduced prices etc. Are you restricted by area?

South East here too, I don't know if people are being greedy with their asking prices but things are being snapped up so presumably not. Biggest difference I have seen is in modest 3 beds and the nicer 2 bed houses. I am sure it is not a seasonal fluctuation, but I don't know if bubble will pop when supply catches up with demand or when interest rates finally rise.

it seems to be the same here YoHoHo - its the modest 3 beds, and nicer 2 beds that have shot up by a ridiculous amount - the 4+ beds and the 1 bed properties haven't changed as much.
Again, decent houses don't seem to be on the market for long before they are snapped up.

The bubble has got to pop at some point - house prices cannot keep going up at this rate as people simply cannot afford it. It's going to have a reach a ceiling at some point. Just hard to judge when that point will be. Wouldn't be so much of a problem if we didn't have a place to sell; we could simply sit here and wait a few months for a suitable property in our price range to come up.

itsnothing we don't want to move too far away, due to travelling to work and my parents etc. Where we are located at the moment is ideal. However I have started to look further afield, and we can't even find suitable properties an additional 30mins away etc. Prices for modest 3 beds seem fairly similar throughout Kent, unless you want to live in a really crappy area!

Not noticed a change in prices, but have noticed a lot more properties coming on the market, and also more 'Sold' boards going up, so seem to be starting to move again.
