Neighbours planning extension near man holes

I moved to my house this year and my neighbours moved to theirs last year.
My neighbours told me they are planning a small extension to square off the back of their house. I have no problem with this.

It has just occurred to me that there are two man hole covers on my side of the fence. I called the water company and there is a public sewer there. It.s less than a meter from where my neighbours are planning to build.

Do I need to tell my neighbours or will they do a search before building starts? I don't want to feel like I'm the bad person making things difficult for them as we are planning to live in the house forever so don't want to create any bad feelings.

It isn't a problem they just get special 'bridges' (not the technical term) to protect the sewer. You need permission from the water company but not a huge problem.

Ps if they also have manhole covers they may have to pay to have them moved or ensure access (not sure building regs allow this anymore).

Yes they will either have to get a "building over" agreement with the cosection 28 I think it's called

Yes they will either have to get a "building over" agreement with the council a section 28 I think it's called. It will cost them a couple of grand too and they will have to get an engineer to put structural drawings together so it won't be cheap.
You can enquire with your local authority building control section to see if they have applied for building regs.

If there's a manhole on their property and it serves anyone up stream then they have to leave room all round to allow drain rodding to take place and this may impact on what they can actually build.

They can only move the drains or manholes if they are at the top of the run and nobody else's drains run into them.

Be aware though that if it's only a small extension they may not need planning permission and depending on whether they employ a cowboy or not they might not be aware if these requirements.

They might also know what they SHOULD do, and not do it.

Look at the plans when they are loaded onto your council's website.

We have a side extension that was done by previous owner. The plans go over a drain and clearly detail lintels that go over the drain to protect them from collapse. When they submit the plans I would check and let the council know. Additionally the builders will find it when they dig the foundations!

Thanks for the info. They won't need planning permission as it's only small but will need permission from the council as it's a conservation area. Will bring it up with the council when they have filled the plans.
