new home: choose from Belvedere, Croydon, Colindale

want to buy a new-built 2-bed apartment with car park. work at central london. Here are three choices. Would you please advice:

the most affordable one is at Belvedere Park. 160K
the second one is at Croydon, New South Quarter. 260K. quite expensive to me. still affordable
Colindale, The North Quarter, is the most expensive. 300K. Need family help to buy this.

Having lived/worked in all three places. Belvedere hands down.

Croydon is awful, Colindale is a bit rubbish to travel to/from if the tube is down, Belvedere is souless in terms of nightlife but aside from that it's ok.

Definitely Croydon. Fantastic transport on main Gatwick line so 24 hr fast trains. Westfield is going to regenerate the centre. Mid budget too.

Belvedere i think is a bit out the way and Colindale is very out on the edge of north london and a very slow trundle up the northern misery line.

Belvedere is one train stop away from Abbey Wood which is going to be the terminus of the new Cross Rail, not as good as being directly on crossrail, but will certainly add to the transport options for that area.

Have you actually gone to look at all 3 areas?

I ve been Croydon. Crowded and ropey. Other two area haven't.

Need to think investment value, due to such big amount putting in, isn't it?

investment value includes price appreciation, and also easy to find tenant and good yield. you think of these?

Right on the A23 next to Sainsburys/TK max etc. horrid location. There are far better places to live in Croydon.

Waddle Park probably. Which doesn't make up for the fact that it is basically on a ver busy road on the edge of a retail estate in the arse end of Croydon.

I lived in Croydon all my life (until I moved to Surrey last year) but I was in South Croydon. Rest of it is a bit shite to live in IMO.

And good transport links. A mile from Sanderstead station which takes you to Victoria in 20 mins and just over a mile to Purley Oaks station which gets you to London Bridge in same time.

Much nicer than living near centre of town and the prices in this area just keep rising so a good investment.

I don't know Colindale but the most depressing thing I've read in ages is that with up to £300k to spend you could still end up having to live in Belvedere or Croydon.

for £300k budget, any other better alternatives? we prefer a new built home. Don't want to get into the shit of refurnishing.

Croydon is fine and great for transport. As I say though I would stick to the South Croydon end as it is just nicer. And definitely not so close to the town centre. Croydon has a reputation for being a bit rough but it is the same as any other town in my opinion. I just think it is horrible living so close to a town. Search South Croydon on Rightmove.

How long do you want your commute to be? So many places in the home counties can get you to London pretty fast and the property will be cheaper.

I don't think it is shitty at all but maybe I am biased! There have been some issues with knife crime in teenagers but that happens anywhere. The town centre is a bit run down but Westfield start building in the next year I believe. It was a great town in the 90's and it just needs a kickstart again which it will be getting with Westfield. As I say I would live in South Croydon. More green space, better schools etc etc.
