Possibly slightly daft question about building regs

We are in the process of putting our house on the market & had an EA round this week for a valuation. When we bought the house (7yrs ago) the previous owners had extended the kitchen & done a loft conversion. Whilst I was showing the EA round he said something like "obviously you've got all the building regs for this?" - I just kind of nodded & intimated that we did.

However I have no idea if we do - I'm presuming our solicitors would have let me know if there weren't the appropriate building regs when we bought it (the Managing Partner is a family friend & we know the firm well). If we do have them, where will they be & how do I check? Confused

Your solicitor should have them. Copies will be at you local council planning/building control. There may even be a record online if you put your address into the search on your building control office website.
Your solicitor should have made sure the sellers extended legally when you purchased the house. Its probably a good thing you can't remember cos it means it wasn't a problem at the time.

When you do work major work on your house you need building regs approval from your local council. This is so that the correct materials are used, it adheres to health & safety regs etc etc.

The previous owners should have applied for and abided by building regs. The council then issues a certificate of compliancy stating that everything was built properly and that it's safe.

You should have got confirmation of this and asked to see the certificate before you bought the house.

Check all the legal stuff when you bought and ask the council if they have issued a certificate if you can't find one.

If no building regs were applied for or granted you will need to get approval now, which may possible mean you carrying out remedial work if required.

ghost - that's what made me slightly less nervous. I can't see them letting it go if there weren't the right certificates in place. They aren't the sorts to miss something like that.
