Dd and dp commute into central London for school and work and ds is possibly changing schools to one in London.

At the moment the commute is about 1 - 1 1/2 hour each way everyday which is more than a bit knackering for all concerned.

We have come into some money and would like to buy a place nearer work and schools. The travel cost saving would be in the region of £600-£700 per month.

I have seen a flat and want to know would you choose it or leave well alone

The flat is described as a 2 bed flat but in an area we never thought we could ever hope to afford. It is in one of the most affluent areas of London. It has a reasonable size eat in kitchen, a hallway with loads of fitted cupboards with hanging rails and draws and places to put your Hoover etc. A reasonable size reception, not as big as the first flat but still a good size given you can have your dining table in the kitchen and the bathroom has a proper bath in it and is again a reasonable size. Apart from shampooing the carpets, a new work surface and oven and hob in the kitchen it is movable into straight away. The downside is the bedrooms. Whilst it says there are 2 bedrooms on the particulars, the master bedroom would just fit a double but because of the awkward shape of the room ( like a right angle triangle with a blunt end) someone would end up climbing over the end of the bed where the corner of the bed meets the wall and the other person would have to sidle down the length of the bed to get in. The other bedroom is a box shape 8ft x 6ft6".

My question is would I be able to sell this on with any difficulty when I come to sell or even rent it out or would I be buying a heap of problems and am I getting carried away by the flats postcode.

How long has the flat been on the market? That should give you an idea of resale prospect. 2 bed flats in affluent areas in London are going like hot cakes with many going way over the asking price to sealed bids. That's the state of the property market in london right now. If this hasn't had much interest then I'd question the re-saleability. But then it could be an opportunity to pay a good price for a longer term home. I personally wouldn't buy the flat because of the size and shape of the bedrooms. They sound tiny. The compromise on space just for the postcode would not be worth it to me.

It went up last Friday. If it had been up for sale for months then I would not have even considered it. It is not really about it being a long term family home it is more about it cutting the getting up at stupid o'clock and saving the equivalent of most people's mortgage in travel costs. It would also mean I could crack on getting our home renovated and for sale and then be able to sell and maybe afford something better.

If it went up last Friday I'd check that it's still on the market to be sold - things are just moving ridiculously in London. Having said that, are you only prepared to buy it because you don't plan to live it in too long? I ask that as when you come to sell then it will only really appeal to BTL (or obviously people planning on also doing what you want! i.e. renovate another place and have somewhere to stay for a bit).

I get the stupid o'clock thing though. We could easily sell our 2 bed house at the moment and move out of London and buy a 4 bed place but the commute in for DH would be painful - and I'd like to see him sometime!

I don't think the awkward bed thing would put future buyers off. In London you can't go wrong and you can always let it out as 2 singles.

So your plan is to stay in the family home Monday to Friday by yourself. That's brave of you and a complete reversal of the usual move out of London threads.
