Have you been looking for a 3 bed house and ended up buying a 2 bed house?

We are in a small 2 bed house, we are looking at 3 beds (4 if there was one cheap enough).

A friend of mine pointed me in the direction of a house which is listed as a 2 bed but actually has 3. You have to go through one bedroom to get to the other but from the floor plans you can easily make 2 separate doorways, it just means losing some space from the 3rd bedroom.

Has anyone done this or would you just not bother and go for the more conventional 3 bedroom?

I think this may be the reason for the lower price.

I have lived in two houses which had an 'unofficial' bedroom. One was officially a one bed house but had a second bedroom leading off the main bedroom. The other was a two bed house with an attic bedroom which didn't quite meet building regs as the doorway to it was slightly narrow. No brainer for me ... go for it!

I would look at The figures,

Cost of house plus cost of changing it.

Cost it could be sold for.

And will it work, can that wall be taken down or is it supporting?

We rented a flat like this. We were looking for three bedrooms, but it had a HUGE box room and what really swung it for us was the enormous kitchen.

Well I have just looked at a 3 bed in the same street and it was 10k more. Although it was also end terraced not mid like this one. The 2 bed also has a bigger garden.

No walls to be taken down, just a partition to be built going into the bedroom and creating 2 separate doorways. I think immediately it wouldn't bother me having one DC having to go through the other room but DH doesn't like the idea and once they are older it could be a problem.

Have to see really. I was hoping for a bigger house but the good houses are selling fast, prices are rising and the areas I really like are more expensive. Plus we want to stay close to school.

I am enjoying the research though. Smile

We have a house like this. When we bought it 8 years ago it was being sold for the same kind of price as a 2 bed. It was marketed as a 2/3 bed house. We just thought it was great that we were getting an extra room for the same price as a 2 bed. We didn't have kids when we bought it and now we have 2 dc.

It works fine atm but I am sure once they get older they might not be so pleased with the arrangement. If you can easily create 2 separate rooms then it might be worth considering it.

What about downstairs space? Do the 3 beds have more?

if there is a possibility of a partitian going up and not looking ridiculous AND it's at a 2 bed price I'd seriously consider that!

We have a decent size two bed end of terrace and if we need to we'll split the huge front room and do that (although I bloody love my big room and will be sad to give it up!)

Are your DC the same sex? They could share and then have a sort of study/play area in the other room?

The downstairs space is the same as the 3 bed one but actually me and DH were talking and the thing that has out us off the 3 bed is the house isn't really big enough so I am guessing that we will feel the same about this house too. I am still going to look anyway but I think we are looking for a little more space. If the garden was bigger I would just put an extension on but I wouldn't want to lose too much of this garden, its not a bad size but putting an extension on would take quite a bit of it.

Possum they aren't the same sex otherwise that would have been a real possibility.

We were looking at 3 beds and then stumbled on a lovely 2 bed cottage about the same price that we just loved. So we're buying the 2 bed - the 3 beds tend to be the same floor space and uninspiring. The cottage we're buying has a living room that we could divide up to make a small double room (for us) in the future when we need it - considering a fancy wall bed! We're moving from a 1 bed where we've had our bed in the large living room so we know it can work.

Any potential for roof conversion?

It depends. A lot of 3 bedroom houses in our area (1930s) have the 3rd bedroom so small that it is not much of use. It is normally a boxroom. I'd rather buy a large 2 bed and convert the loft or look for other solutions.
