Never sold a house before, advice please

We have pictures being taken on tues. Basically we have two massive drawbacks to our house. One is that it is reverse level. Well living space and kitchen upstairs and two beds also two huge beds down one ensuite and family bath. The other is the garden. It is tiered large and very steep (useable levels) right above the roof level!!

We've loved it as a childless couple but it's not a safe garden for tiny ones and it will be a few years before we feel happy to out a dc in their own room upstairs from us.

Otherwise lovely large well presented house, great location. To get similar in good location with traditional layout and family friendly garden is going to really stretch us, probably 30-40,000 more in our area.

Before we get it photographed and marketed any last minute suggestions as to how to make it irristable! We need to squeeze every last £ to make the move we want. We haven't sold before so advice appreciated.

Would you say its a good plan to get a photo looking up the steep garden and another across the first level which is a nice large walk-out patio about 30ft X 9ft. And one of the views from the top so people know exactly what to expect. And then lots of the nice (well I think so!) indoors. I'm hoping that some who wouldn't prefer a large and steep garden and reverse level might take a look given the proportions of the house, location and views.

The garden isn't hard work so much as rather extraordinary!

Definitely pictures of the views. All the reverse level houses I've ever seen have lovely views (they seem relatively common by the sea side). Make sure there is nothing hiding the views (heavy swagged curtains - half closed blinds). Get your EAs input on how to describe it - emphasising light and views. Steep gardens can also give privacy so if that's true for you mention it.

Thanks! I will do that and yes you are correct it is private and a bit of a sun trap in summer.

I took all the advice. The pictures look great! The advice about taking pictures myself the reviewing was really helpful. Also the point about losing the toys and making the nursery look more like a normal bedroom or sitting room I think was a good point we did that too. The house went online and so far things are going well. Even the garden looks great on the pictures and it's an unusual one as mentioned but anyway it looks great . I'd like to link but worried about privacy. Anyway thanks for the help.
