I have a couple of damp patches on two ground floor outside walls.

I am wanting to put my house on the market, what do you think I should do:

  1. Get a company into rectify this problem before selling (need to get a reputable company in - which is daunting).
or
  1. Put the house on the market and let it come up on a survey and knock so much off the price?

I can seem to deal with other issues ok, but this one seems to have me not knowing what to do!!

Depends on what is causing the damp and how easy to rectify it is! If you can sort it out quickly and easily then do it. Some buyers would want to negotiate but others would go 'ooh no, damp!' and be put off.

But getting rid of damp can take a long time, especially in old houses, and it's not always as obvious as it ought to be what's causing it .

We're about to go on the market and after 10 years and a specialist damp survey we haven't got rid of ours, so we have no choice other than the 2nd option, but the first would be less anxiety-inducing!

Hi TTU, thanks for replying.

The previous house owners tried to remedy the damp but couldn't, as it has come back since I've been here. So I think it is the second option for me as well.

I'm not sure what is causing the damp.
