Do Estate Agents keep sold houses on their web sites?

went to view a house 2 weeks ago,went and seen the house loved it,wanted second viewing to check out certain points, at this point EA said that an offer had been made, but arranged the 2nd viewing for last week.The day we were meant to go view, got a call saying the house has been sold.The house is still on right move and the EA own website, does this mean the house is still not sold ?

They may be shown as "under offer" or they may just be crap at updating their website.

Options include:
they are lazy
they think it makes them look better to have more houses on their site
they have marked it as under offer but you didn't notice

Definitely contact them. I'm sitting in a house I love, because I badgered the estate agent constantly. When the original buyer pulled out, we had first refusal without it going back on the market. You never know.

It can take a while to get them to remove it, when you're a buyer and taking it off the market is a condition of your offer and you're paranoid you're going to get gazumped.... Smile

If the estate agent does an automatic data feed to rightmove, it will only show as sold or under offer when the next feed goes through from their own website.

Agents keep them on the books all the time. Mostly to generate interest so they can get more people registered on their books. However, some sellers prefer to keep marketing the property until the survey has been booked. At that point they know the buyer is serious.

The seller may also be hoping someone comes and gazumps! I was gazumped before I arranged the survey on a house we were looking at before we bought.

They have a legal duty to pass on any offers - even if sstc

They do it till exchange around here, so that they can generate more interest in other propertirs they have for sale - ie purely for marketing purposes. The more registered buyers they have pn their list, the better. Doesn't mean the house itself is still open to offers, although there is no harm in registering interest as sales often fall through.
They don't even put SSTC or sold on websites anymore, it is very annoying!

Some agents, KFH for eg, don't put under offer until mortgage survey so it still looks available.

Our house was on RightMove for 6 months after we'd completed. I rang to point it out & it went the next day.
I suspect it's a marketing ploy.
