Opinions. Loft conversion or extend small box room

Please add your thoughts. Home is a 3 bed semi. Looking at first floor as ground floor already extended. Two rooms are double and one is a small box room with space for bed and wardrobe and nothing else really. Do we extend the bedroom to the side, gaining about 1 metre width by 3 metres length but with a sloping ceiling, or do we splash the cash (loans!) and convert the attic.
I'd like to do the loft as I think this will add the most value.

I live in a 1930s semi with the same 2 and half bedrooms! We had a loft conversion done about 4 years ago. It's worked out really well, and means the box room is now a spare room/dressing room/ironing room/!

It's hard to say without seeing the house and knowing how you live.
I'd do something that still meant it looks in keeping with the property it's joined to.
Why do you want to extend again, is the house too small for you or do you simply want a project, or is it to hopefully make more on the house when you sell?

I'd choose whichever extension made the most sense for how we want to live in the home, so long as we could afford it. But, you have to be careful not to spend more than you could ultimately get back.

Have a good look around at the type of housing stock in your immediate area and maybe contact a couple of local estate agents who should come out and give you some advice for free.

I think you'd get the most space for your money if you extended the loft, as long as there's a good place for the stairs to go up. (Experienced loft firms are very good at finding ways to do it, btw, so don't give up if there's nothing obvious.)

We did a loft conversion in our 3 bedder and were very pleased with it - we got an extra bedroom and a study, and the loss of loft space was made up for by all the eaves storage.

As enrique says, it really depends.

The last thing you want to do is get not get value for your money. The suggestion is that there should be a bathroom per every 2 rooms. It also depends on how you live and what sort of housing is available in your area
