New bathroom to sell property

Our house is on the market and feedback from viewers is that the family bathroom needs replacing. This is very true - we've lived here for ten years and it needed replacing when we came!

I now want to do this as cheaply and quickly as possible and have a trusted plumber coming to quote tomorrow.

My big dilemma is that we currently have separate toilet and next door bathroom. The toilet doesn't have a sink so in it.

I've asked the plumber to quote for both leaving them as separate rooms and knocking through into one. If he does the latter it will obviously be more expensive as will involve minor building work and due to the layout (bath along the adjoining wall) I assume he may need to move some plumbing, though I'll ask for him to quote for cheapest possible layout.

Obviously I don't know the costs yet but would be really interested to know if the separate toilet with no sink would be a deal breaker for Mumsnetters viewing my house? No one has mentioned it specifically but I do think it's bad myself.

Yes, particularly if the bathroom had just been updated but still didn't have a basin in the separate toilet.

I'd sooner it was completely unrenovated, and the value adjusted accordingly.

If you are going to renovate, do it properly!

No hope of adding a basin in the loo or would have galvanised myself to do that! I should add there is a second bathroom and a downstairs cloakroom both with basins - we do wash our hands honestly! Don't think it will increase the value of the house annoyingly as already at a stamp duty cut off.

I'd definitely knock them into one.

The other option is to reduce your asking price by around £5K to cover the work the new owners would have to do.

Yes if you are going to do it up then do it properly and consider what people want- over the bath or separate shower, storage space, lighting, tiles and flooring.

what people do not want is to pay for something that's been done up but not done thoughtfully,and on the cheap, which leaves them with no option but to rip it out and start all over!
