Getting a buy to let mortgage while freelance?

Does anyone have any advice eg any provider more open to lending money despite freelance status?
We want to let out our current property and the rent it would generate would more than cover the mortgage on our new (and cheaper property). We can comfortably manage on DH's income but as he's been freelance for less than 3 years we've been struggling to be accepted for a mortgage and worried!

Thanks for any help- it looks like we may lose our dream house (in a much cheaper area)

Speak to a mortgage broker - London and Country are good. Less than 3 years of records could be problematic unless the LTV is very low.

Thank you, I will try them and hope they're more enthusiastic! We'd be borrowing less than half the total current value of the two properties as our current home only has a very small mortgage

lovepancakes I think my income was an issue, not the fact I'm self-employed. I have been for over 3 years, though. I'm raising 40k against a property worth 175k. They're pedantic, though, I'm jumping through loads of hoops.

Thank you! They wouldn't take us on but at least we had someone to try. We may have to sell instead but it's disappointing as we wanted to keep a foothold in London as likely will come back

An IFA is your best bet, they will know then lending criteria of each lender and will save you lots of time wasting.

Thank you. I think we may be making progress if we can ask family to guarantee part of the money borrowed
