What would a surveyor find wrong with your house?

Just wondering what others think a surveyor would pick up was wrong with their house. For us:

  1. Electrics are old. Electrician says it's good we've got modern trip switches but as they're old not likely to last more than 5-10 years.
  1. Crack on the front elevation. Survey said (which we have a copy of from 15 years ago) it was typical in an old house and thought to be due to expansion and contraction during hot and cold weather. Luckily it's obvious we haven't decorated the wall on the other side for a few years and there are no sign of damp.
  1. Some of our seals having gone on the double glazing.

Oh interesting idea for a thread...we're renting so I can go mad on this as it isn't mine to sell Smile

Damp throughout ground floor, lots of spces between skirting and walls, etc etc and there is mould.

Cellar extremely damp

Much of wiring should be renewed

Only about 1 of the 7 windows opens, (this is just the ground floor) most have broken sash cord and are painted up

Rain coming in through roof

tiles and finials liberally falling down

guttering all full of plants and leaking fulsomely

gawd KNOWS how old the boilers in the top two flats are (ours we got replaced a few years ago, existing one was about mid eighties)

Basically it is a money pit and I'm kind of glad we don't own it as I'd want to knock it down and start again...

  1. Some of the double glazed windows have failed
  2. Some of interior sash window woodwork needs repainting
  3. Damp in one wall
  4. Boiler old (though it still works perfectly and is up to date with servicing etc)

ime they look from afar and hardly notice anything, then make a report covering them in and ask over 1000£ for it.

Age of wiring.
Hole in (internal) soil pipe (bodge fixed will need replacing eventually)
Leaks in integral garage roof (possibly need replacing)
Small amount of rendering needed on external wall

Actually that's not too bad is it? Getting to point where kitchen wants replacing but that's not a structural/surveyor issue.

I suspect some of the wood is rotten under the pvc fascia board.

Roof lining has lots of tape over where it's obviously ripped in the past. We've been here 14 years and not had a problem with roof though.
