Do we need to change deeds before sale?

We repaid our mortgage last year and building society sent us the Charge Certificate & other paperwork, also confirming that they had notified the Land Registry they no longer had a charge and the Land Registry's records had been electronically changed. We have deeds in safe keeping.

Years ago I know that once you had a discharge Form 53, you would then get the Charge Certificate changed to a Land Certificate, but not sure if we need to do this.

not sure of the old stuff of which you speak - but there is no need to keep any paperwork at all now, especially not the deeds, as long as the property is registered.

you can get a copy of the land registry records for a small fee, about £4 I think.

All electronic now so no Land or Charge Certificates any more.

Ps I would still keep the deeds safe, not as proof of ownership but in case the L R are missing anything which you may later need to refer back to the original document to fix.
