hi well there is Kingsbridge or Totnes the latter has a train link if that's a priority. i like the elburton area and your are lucky to have friends in the area for a heads up. property is pricey the further into the south you get.
Kingsbridge has a good community and an excellent secondary school. Modbury is a lovely village but for clubs not sure on the sport side. Will pm you later when on my laptop .

They still have grammar schools don't they? There's Colyton which is meant to be v good. I would make that catchment area my search area, personally. There's also Torquay boys grammar but Torquay to exetr is a bit of a bastard commute.

I have friends in teignmouth which is cheap and has a good fast rail connection to Exeter, about ten minutes I think. Given the traffic round there in summer, a rail commute could be good. Plymouth is no big deal on the south Devon highway or whatever they call it.

Colyton is a super selective Grammar School ie: there is no catchmemt area, you can live in China as long as you get your child to school on time
The only requirement is your child passes the 11+ & the score is one of the top 120, They only take the top 120 pupils , some travel as much as an hour to get to school. It is the the best school in the country if you take both gcse and A level results into account & the fact they all take gcse's a year early.

Thanks -oak man that sounds like a huge pressure to put someone under

Colyton is not a school for children that are not naturally bright - some parent make the mistake and tutor there child in order to secure a place and then wounder why they cannot cope with the level of study. Which then resort in parents blaming the school, teachers or anybody they can but themselves.

What I also wanted to add was - if your child is bright and you want the best school in the UK money CANNOT buy then Colyton is the school.
