Who is responsible for fences in rented house?

We've lost our front gate and a gene panel in the back garden last night.
We're renting privately and have got an assured short hold tenancy agreement. Who is normally responsible for repairing/replacing fencing, the tenant or he landlord?

Tried to phone the letting agent this morning but they're closed until Friday.

I rent and when part of the fence blew down the landlord was responsible for it.

Thanks Miranda, I'll wait and speak to the letting agent I Friday then.

I think we've got more wind to come so no use replacing anything now anyway.

Landlord, I have thought although I guess you out to tie up or weight down any damaged sections so they don't become dangerous to other people.

Landlord unless there's some amendment to you tenancy agreement.
I would make it safe and try to prevent further damage if you can though.

When I was a landlord I always paid for fence repairs

definitely the landlord, who is responsible for all property repairs apart from damage caused by the tenant. If you have a direct number for him (you should) you can let him know, obviously he doesn't have to come dashing over immediately.

as suggested, try to make safe/reduce further damage if you can. But don't risk yourself.

Thanks special, landlord lives in New Zealand so even if I could get hold of them I don't think there's much they can do anyway until the letting agent is back open.

Def landlord - I'm one and I had tenant's fence repaired yesterday. No word on the state of it today!

Hi i have a similar problem but mine is replacing a whole fence. as the one i have at the bottom of my garden is the old property devider metal ones that are from the 60s. so its about hip hight maybe slightly lower i can get my leg over it and im only 5 foot 2 inch. it looks like some one has got metal rods bent them in half put both ends in the ground and stuck another flat rod on top to hold them together. Not what i would call a proper fence and it goes on to a public park so i have dogs coming in to my garden and doing there business to. What i would like to know is is it my responsibility as the tenant to pay for a new proper wooden 6 foot fence to be put in so i feel safe in my own garden or the landlords responsibility.

in this case - you rented the property with the facilities it has. If you thought it or the location inadequate you should have turned it down.

A side return door and fence panel blew over when we were renting. The landlord paid, but it took ages as they waited for insurance. It was horrible. We had two cats and any dog could get into the back. Plus we were very insecure ourselves.

If there is going to be a wait for the letting agent/landord to do the job, I'd go to Homebase or Wicks and buy a cheapish panel for the back. 20 quid or thereabouts and have some coverage. nail it or tie it with plastic ties onto the other standing bits. Similarly, you could get a bit of cheapish something for the gate. Tie it on with plastic ties until the proper job is carried out.

Hope you won't need to do it and the agent carries it out sharpish.

Hi I rent a property from a private landlord and part of my garden which is next to a dike dies not have any fencing? Who's response for installing one ? I know if there was one there it would be the landlord, but because there isnt they have told me its mine ? Thank you in advance
