fixtures and fittings

we sold our house to first time buyers 5 weeks ago and last week had an offer excepted on our dream family home.

we are in the process of sorting at mortgage application and solicitors and fixtures and fittings has come up and I wondered what the right protocol with this is!!

any advice welcomed!! Smile

what do you mean 'protocol'?

the sellers fill out the form about what they propose to leave - you should expect carpets, the fitted kitchen and that every light fitting will have at least a ceiling rose and a socket, they can't leave bare wires. Most people will leave curtains, unless they are going to a house which needs them and know that the previous ones will fit.

anything else is up for negotiation - including things you don't want and need to be removed.

not sure protocol is the right word! but couldn't think earlier! it came up on the solicitors forms but not sure the best way to go about it as all new to us!! Smile

I would not expect curtains to be left, never have in my experience, either buying or selling.

I'd expect carpets, fitted kitchen, banister rails, light fittings (when we bought our first flat it was a repossession and had none of these). Any other items are negotiable, usually.

I wouldn't expect curtains (or necessarily curtain rails) to be included.

Garden sheds often remain, from what I gather.

Just about to go on the market ourselves and some of what we leave may depend on what our new (yet to be found) home has.
