Cash buyers - tell me about house deeds

Hi we are cash buyers about to complete hopefully soon. What happens with the house deeds . Are they sent to us if so who by? Sorry if it is a really dumb question but never had to worry about deeds before as mortgage company has always had them. Also Slightly worried as we live overseas with a notoriously bad postal service

You are given them by your solicitor.

Deeds are less crucial these days, as land registry information is available digitally but probably good to look after them anyway.

Your solicitors may store them in their deed safe for you. Ours are.

We have a mortgage but the bank don't want them as its all on the Land Registry system. The solicitor offered this service free of charge.

Deeds are pretty much irrelevant now - what matters is that your title is registered at the Land Registry. In fact the Land Registry now shreds deed which are sent to it, and mortgage lenders aren't interested in them

you don't get them anymore, the old waxed formal document has gone the way of the dinosaur. All you get is a printout of the land registry notification. As others note, all on the computer anyway.

if you have a bad postal service there is one issue: after completion your solicitor will send you the stamp duty notification, which MUST be back at the land registry, signed, within 30 days of completion. Once this is done, you will then get the copy of the registered title showing your names as the new owners.

don't forget to insure the property from date of exchange.

Thanks everyone specialsubject thanks for the heads up about the stamp duty notification as I had no idea about this (oh joy all those bank holidays ahead of me combined with overloaded xmas post I am going to be chewing my nails with a 30 day deadline)

no worries, just bought a place so it is all very familiar!

ask your solicitor to ease this one by sending the SDLT form by special delivery of some sort. Not sure if it can be faxed or emailed, again ask. I forgot to say that there is a £100 penalty if it is late back, you aren't going to jail but who needs that?
