'Offers Invited' but no guide figure given ...how does this system work?

There is a pocket of woodland for sale close by on the edge of a large village and next to a fairly busy B road that is less than an acre and has a lot of trees with protection orders on, says 'suitable for variety of uses subject to planning consent'.
I am wanting to purchase it to run our tree business from and to store logs/timber .
Anyway there is 'offers invited' the agent has given no clue as to its worth and has suggested we get it 'valued' but the value of woodland is so varied depending on the potential future use, permissions to build etc
So do we offer what we 'think' it is worth (and what we could afford) and hope for the best, so we go in low and then there is a bidding war ?
Is there a way we can find out what consents are likely to be granted?

Is there a site like Zoopla that will give prices of similar recent sales?

I have looked at some of the woodlands sale sites but the prices seem to vary massively from £2k per acre to £15k per acre .. but most of these woodlands seem to be either much larger or in the middle of nowhere so ideal for leisure use (MTB, camping etc etc). ..this one is teeny really as a woodland, and there is land a mile up the road for sale as building land that has lain unsold for a couple of years so don't think it would have potential for residential use.
Might google 'Woodland Valuer' and see what comes up

Thanks ..had a look through looked this time at similar woodland types across different areas in semi rural areas (although bigger) and it seems that it works on around £2.5k to £5k an acre .. suppose will just have to leap in with an offer and go from there
