Oval Quarter SW9 - Stockwell

We are looking at a flat in this new development. Any thoughts on this area or development at all? Any thoughts, random stream on consciousness on this area very welcome.

I really like Oval although it is quite mixed - some quite large, run-down estates cheek by jowl with high-falutin' conservation areas. It has a very large professional population (City workers, some MPs, lots of gay couples as well as slightly bohemian vibe. Great connections into the West End, some nice open spaces at Kennington and Vauxhall parks. I don't know this particular development though.

Hi. This is the branding being used for the sale of the new private homes at the redeveloped Myatts Field North estate - see www.lambeth.gov.uk/Services/Environment/Regeneration/MyattsFieldNorthRedevelopment.htm for the council perspective.

The estate has a bit of a troubled past, but is in the middle of quite a nice area (Myatts Field Park is lovely) where I used to live for a while. Despite the reputation, I never had any trouble there.

It's not as close to Oval tube as the name would suggest, but walkable. You're also quite close to Camberwell and Brixton and there are good buses.

Well, if Oval Quarter is at Myatt Fields it's nowhere near the Oval Confused so scratch my first post.

Brixton's great. And Myatt's Fields is way closer (physically and culturally) to Brixton than Oval.

It's in Brixton, and none the worse for that. Anyone who lives in Brixton would probably call it Brixton, anyway. But Oval tube is probably closer to walk to, and that gives you the Northern line, Victoria line and overground within easy reach, and a very good range of buses.

Oval as an area doesn't have an identifiable town centre with decent shops or restaurants. It has great transport. Brixton has an excellent range of facilities and attractions: Ritzy cinema, good shops, good restaurants, the Lido, Brockwell Park etc.

Your choice of schools, primary and secondary, from that address are not ones that people talk about as ones to get into. Unless you have faith options.

I think it would be a very good area for a buy to let.

I know the area well. It's ok and getting nicer - lots of people wanting to rent there who live in the city and Westminster. Stockwell tube's probably just about the closest. Primary schools actually get good results, secondary aren't great I don't think.

Lots of young professionals that I know are looking to buy there (most concluding they can't afford it though).

Probably good for a buy to let - I lived there pre-kids and it was great, very convenient, but wanted more space for kids.

Being walkable to Oval or Stockwell, or even Westminster and having all the bus routes as well as nearby restaurants etc was really good.

I"ve been living in Cowley road for 6 months, the area its great for transport and access to the west end and city, its a bit run down but changing quite rapidly. I think it will be a great investment to buy there.
few nice delis in brixton road near oval and a lovely cafe.

I would not live at Myatts Fields if you paid me but my view might be outdated

Very outdated I think, Nigella. I own a flat in the big estate between Myatts Fields and Brixton Road, and never felt unsafe when I lived there. The area has been spruced up a lot and is improving all the time. The original Myatts North buildings have been demolished now to make way for the new development, which looks fab, and Brixton is becoming v chichi.
