To rewire or not?

Thinking of selling my house, it needs general modernising. Should I rewire it before I sell or leave it to the new owners?

Do you think it would be more attractive to a potential buyer with a rewire or untouched, as a complete project?

Depends on how much else is to be done. If the walls are sound then rewire it yourself if the walls need replastering then for the buyer

How old is the house? We were pleasantly surprised that the 1960s house we are buying has pretty good wiring, our electrician has recommended a new consumer unit and RCD type things - it might not be as bad as you think?

How big a project would the whole house be for someone? Could they otherwise move straight in? Rewiring can be messy and it depends if you want to live with the mess...

Otherwise the house is a bit scruffy but definitely habitable, walls are sound, bathroom has a white suite which is fine, kitchen is functional but dated. It has double glazing, central heating etc.

The house is 1960's I think.

Why not get an electrician in? Are you living there at the moment? I think needing to be re-wired might put some buyers off (it is messy job when you've just moved in and holds up things - you can't crack on with decorating whilst you're waiting for it to be done) mind you didn't put us off Smile.

It will probably sound scary on the survey (came up as a cat 3 on homebuyers survey which means needs to be done urgently poss before moving in) and I've heard some buyers (over on stressed out homebuyers thread 1) who've insisted that it's done before the sale goes ahead anyway!!

I meant in for a quote; replacing the consumer unit would probably satisfy the surveyor to an extent...

I'd get an electrician in to do full report and work from there.
We had budgeted for a complete rewire when we bought this house but actually only needed a partial one.
It's not the cost that's off-putting but the mess, we've needed patching and even in some rooms replastering (chasing loosened all the dodgy victorian plaster, taking out the best part of a wall rather than a nice neat chase), redecorating throughout.
All the floors have been up and furniture moved.
We added extra plug sockets and sorted out the lighting at the same time which is something people may want to do themselves.
How much work do you want to do before selling?
