no houses around here am fed up

been looking for months, lost one which we loved but went above what we could pay.

got email this morning perfect house phone agent, viewing booked tomorrow.

an hour later veiwing cancelled as offet accepted.

I just give up

Could you look at houses a bit below your max budget so that you can raise your offer if needed again? Or consider other areas too? I don't know otherwise but feel for you as how upsetting and frustrating

have been looking below. area is a hard one 30 mins away would be cheaper but have 2 teens mid gcse who I really don't wanna move
just frustrated tonight I think

I share your pain. We have had an asking price offer on ours on a first before it went on the market which we have accepted - but have viewed 7 this week. We were pipped at the post, one cheeky offer at top of our budget was refused and we are making an offer on another - but if that's not accepted then there is nothing else to look at.

Can you look a mile or two over from your "ideal" location? Or maybe change tack and look at a completely different area? Or go much lower (drop a bedroom or 80k in budget) but with a realistic view to extend?

We wanted to buy in a lovely village but all the stuff in our price range was either tiny or hustled off the market. Ended up in the next town, not as lovely but the house is great and it's much more convenient for local amenities and schools.

i have been thinking outside the box a bit. need a 4 bed but been looking at three beds cheaper with scope to extend but they seem to be few and far betweem here.

one has potential but near to budget.
its just so expensive here ( se)

I thought about a complete relocation but dp and kids said they would stay.... actually that could be a plus Grin

am hoping aftet xmas a few more come to market

I'm in the same position - just cannot find anything suitable in the right location and at the right price. We did find one we both liked, but they accepted an offer just days before we were ready to offer. We've tried looking at a different village from the "ideal" one, but still no luck. I'm almost ready to take the house off the market and try again in the spring. Or accept the offer we have before it's withdrawn and rent for a while.

I feel your pain. We had an eye on Rightmove for about 6 months before we put ours on the market and took the plunge. There were very few properties coming up, literally 2 or 3 we'd have looked at, and we weren't being at all fussy.

We were very fortunate to sell quickly, to FTBs, which put us in a good position to buy the house we are now in. We ended up paying over asking, going to sealed bids - our bid was about the same as the other party but our position was stronger. The vendors wanted to complete in 8 weeks and we did it.

We moved at the end of June and have continued to look at Rightmove, just out of interest, since then. Not a single property has come up, not one. Had we not got this, we'd be stuck. People just aren't moving, they seem to be renovating instead? We need to renovate this one to be honest.

I do know how you feel - I hope something comes up for you soon.

I am looking at the moment too. One thing which occurred to me was to look for fewer bedrooms but at properties with scope to extend into the loft or which had two receptions (allowing one to be repurposed).

Not sure if that's helpful at all?

I think it's a difficult time to be looking. We were looking at this time of year a couple of years ago, but nothing was coming onto the market. We did end up with something, but if we had have been able to wait a couple of months we would have had more options.

OP it is a dire time to be looking. We are also in the SE and although we are looking for another BTL we have been pipped to the post 3-4 times in the last 2 weeks, the market is moving at an astonishing rate.
We have chatted to a few agents and a couple have said that they are valuing houses but the vendors are waiting for the new year to put them on the market. Hopefully that is the case and the new year will bring a fresh lot of properties.

Previously when house hunting, I'd basically take a few days off and try to see the houses the same day.
When estate agents send out e-mails lots of people receive them and some will be able to make an appointment the same day.

Even better, go to estate agent's office and ask for leaflets. They will have recent houses and be able to show you a few that very time.
You may find one you like or not, but at least you're more likely to be ahead of other people.
Also, show you are keen and push for an early viewing.
