Rented house

My house is rented, I've lived here for over 6 years! This morning I had my gas boiler and has fire serviced! Boiler is old and needs a good clean but otherwise ok, however gas fire needs condemning as the ignition is gone in it and gas man said basically fucked! Landlord has said it's down to me to replace as bye law he only needs to provide one form of heating! Is this true!? I've asked them to take out fire if it's gonna become an issue and be condemned!

Any advice please

Your LL sounds like a tit. That may be the letter of the law but, if you have lived there and been a decent tenant for 6 years, then he is extremely foolish not to accommodate a reasonable request such as this one. I would also point out that the house was taken with two forms of heating and that is the basis on which he should maintain it. After several years (even assuming the fire was new when you moved in), I would expect things to stop working and he should factor that into his income.

I agree that he is a tit, yes it was here when we moved in that's why I expect him to maintain it or remove it! He's always been reluctant to do jobs we just phone for major jobs otherwise we do,them ourselves! The gas man took a call from another ll when he was here. He said that's the kind of landlord you need- one who takes care of tenants.

Hypothetically speaking if we were to move out he would either have to mend it or block it in

Technically he is right, however he is being a arse (This is the difference between a good LL and a bad one). If you rented with a working gas fire then he sound maintain it, like anything else in the property. If he didn't want to maintain it he should have removed it. If you lived in one of our properties and had been there 6 years I would bend over backwards to replace it, they are not expensive.
