House Renovations with eye towards renting

We're in west London - we have just gotten planning permission for a bathroom extension that will allow us to break the loft into two rooms (it's currently one large-ish room with a bathroom - the bathroom will go to the new extension, freeing up a bit of space).

My rationale is that the loft is a good candidate for a kids' space because there's a nice master bedroom on the floor below that I think overwhelmingly would be the first choice for adults; it stands out as the "nicest" bedroom (the loft is obviously the "coziest" bedroom).

So with an eye towards renting our house out within the next year or so, would those of you with experience suggest

  1. keep it simple, a single (double? this would be hard work/expensive i.e. custom everything to accommodate steel beams, chimney breast etc) bed in each room; or
  1. do a bit of carpentry work and make it a really appealing, unique kid space i.e. bunk/loft beds/built in cozy/built in desk/etc.

If anyone has any insight into bedroom configuration in the London rental market I'd really appreciate it.

Would fold down beds be an option - not necessarily the Murphy bed style of folding down in a 'portrait' configuration - more the 'landscape' option ?!
So the space can be office / cinema room or children's room - widens you catch net for prospective renters !

That's a good idea - although I should say my house is probably not in the "cinema room" price range in London? We have a dedicated office.

Now you've got me thinking of a built-in day bed that could be styled to look like a couch.

Well my pro page is in Houzz but none of us on there is officially affiliated - been an independent designer for 13 years - been in the industry since 1985 !!
