Large master bedroom - in favour?

Would really appreciate a bit of advice on whether to 'invest' in a large master bedroom with ensuite.

We've just bought a 4bed house needing complete renovation, we'll need to rebuild a garage & are wondering whether to build above to make a large L shaped master bedroom by enlarging one of the current bedrooms.

So if you were buying a house would you prefer:

a) large L shaped master bed with ensuite but pay more for the house because of it.

b) current double 12'6" x 12' with small ensuite put in by trimming some space off another room.

c) current double 12'6" x 12', no ensuite but small shower room with loo and basin downstairs

We're not too bothered about an ensuite so long as there's a 2nd shower somewhere else in the house but we're just a bit wary about doing something only we like, thinking about later when kids are grown up and we downsize.

I think I'd prefer a bigger room with a nearby bathroom (I don't like ensuites as such though). If it is possible to fit a lot of wardrobes along with the bathroom in one end of the L that would be ideal so you could just keep the bedroom area very open and spacious and luxuriously big.

I think a) would add most value for the money spent and be most appealing to buyers.

b) definitely doesn't sound like a good idea, unless the other rooms are huge enough not to notice a bit being taken, you'd be spending money on something likely to decrease value.

c) could be worthwhile, if you come in from garden/ activities muddy then having a downstairs shower could be useful, depends on the layout of the house though. If this is the only way you'll get a downstairs loo I'd also be more likely to go for this.

I do like large master bedrooms but I think en-suites are a massive waste of space. When I've been looking at houses I'm usually planning on taking the en-suites out and make that a practical space.

I'd want the ensuite and the downstairs wc? Is that the idea or is it and either or situation?

In a 4 bed house I think you need and ensuite.

I'm the opposite of Pattypuddy - I wouldn't buy a house if it didn't have a master ensuite or the means to put one in.

I love having one - and with a family I love that I have a nice little have that is just for me and dh and I don't have to fight with the dc to get ready in the morning and use it, and that I can keep all my stuff separate from theirs.

Our current house has a lovely large master bedroom and I do love it, along with a little dressing area (basically an enlarged bit of corridor for the door to the en suite to be on) and the en suite. But the most important bit to me is the en suite - would have a regular sized room and an en suite (especially if good storage built in) rather than a big room with no en suite. It doesn't have to be big - loo, sink and shower cubicle (and not necessarily in a square or rectangular box - shower at one end, loo at the other, bit wider, angle the wall in the middle with the door in works really well). But it does have to be there!

Something that has been done in my current house (not by me!) that is very handy is built in wardrobes - where two bedrooms back on to each other, they have effectively built two walls, the width of a coathanger plus a bit apart. half way along the wall, they have put a little wall between the two to make two decent sized cupboards - so each room has a really good sized built in wardrobe. It also helps to make a bit of a barrier for sound between the rooms which is good too. If I was building or renovating a house, I'd definitely look into it; it doesn't take much off the width of a room - maybe a foot - but provides massive amounts of storage.

I also think having a downstairs loo is pretty important.

I don't want a sodding ensuite to clean, I want big rooms with loads and loads of wardrobe space.

I'm not that bothered about having a huge master bedroom, but I would want an en suite bathroom. To be honest, I think most people seem to expect that these days, especially in a 4-bed house. (By the way, I think I'm probably in a bit of a minority in not especially hankering after a huge master bedroom - it seems to be a big selling point for lots of houses.) So, if your budget can stretch to it, I'd go for it.

A, I think. But if it were just to please me I'd put a dressing room in the L. Bedroom then purely for lounging about in. (Then I could get dressed in peace / light each morning while dh snoozes.) Is an arrangement we had in previous house and I miss it. (Also had a desk and shelving for home office which was fab. - No such corner in this house.) That said new owners have put an ensuite in there.

It depends if it's too big. I hate really sparce rooms which are difficult to furnish. L shape is not great in a bedroom. Our last house we actually boxed in a l shape room because it looked wrong.

Don't mind the shape of the room as longs as it is usable size that you can get a bed in and bed side cupboards. And enough space for wardrobes. As for en suites are good if they are big enough to use not like the stupid cupboard size we have.
