do estate agents charge a fee if the seller pulls out after trying to sell?

In those cases where the property has been marketed, photos done, viewing happened, and maybe offers made - would they charge something if the seller decides not to sell eventually if they can't get a good enough offer, or if they just cjange their mind?

It's not unreasonable really to charge for their efforts, but do they? And if they dom how much is it normally (flat, not a house)?

Depends , have heard of EA charging for initial photos and marketing recently but normally there is a notice period on the contract and no sale, no fee

As Lizs said. Its rare for them to charge but they will tell you up front if they charge for a fancier floorplan but that is not common.Most dont charge for anything until completion. Foxtons charge if you exchange but dont complete.

No. They work on commission. The risk they take for there Very Large fee is that they will do a load of work and the sale won't happen.

on't sign a contract that would let them charge whatever.

I thought that maybe they have a clause that if you agreed to a price but then don't accept offers at that price purely as you decided no to sell, they may have some claim, but if not - great, less pressure. I'm worried that I don't find anything to buy fast enough, once I go under offer (happens very quickly locally) - but as I'm trying to buy in London suburbs, been rold that no one will take me seriously in fast moving market if I'm not evwn on the market/under offer.

I'd much rather find something to buy, then put my place on the market, as selling should be quick.

No, they won't charge but they'll talk to you in a special very narked estate agent voice.Wink
