Checkout procedure when leaving rented accommodation

We have finally moved out of our let from hell - letting agents were giving us grief all last week and insisting that if we didn't let someone in (because they weren't giving us 24 hrs notice) to look at a leak we could be liable for the damage, despite the fact that the leak was registered at the inventory and it had been leaking for months prior to that, which they were aware of. Suddenly, because they are trying to re-let, it becomes a massive emergency and they start leaning on us. All we asked was that it wait another 4 days until we had handed over the property!

Anyhow, checkout is this week and they are very keen for us not to be there - we want to be there and have said we will be. What is the procedure - do they work from the inventory and inspect closely, or are they making sure that it's clean and tidy and someone else goes through the inventory at a later date? I don't want to ask them because our relationship has deteriorated so much.

If you aren't going to be there, and given that it is your deposit at stake you should be , take date stamped photos before you leave

Generally the same company that did inventory will do check-out using the chevk-in report as a guide. There should be no problem with your being there.

We are definitely going to be there, and have already taken photos of pretty much everything! Just don't trust them anymore..... The appointment is with someone from the agents, but don't know if the inventory company are sending someone as well - all will be revealed, and no doubt they'll think of some reason to withhold some money.

You should be there for the check out, if not you are opening yourselves up to being taken for a ride. The check in documents will be used.
When we check in a tenant, they should be there, loads of dated photos are taken and given to the tenant on a CD along with the written inventory. On check out we do exactly the same, we insist the tenant is there, that way you can discuss any issues and give the tenant a chance to rectify there and then, or arrange for it to be done in the next couple of days.

Oh gosh, you must be there. We are about to vacate our rental and I've made the appointment with the agent and confirmed it by email. I INSIST on being there.
