Should I tell Landlord that I wont renew contract in 2014?

Hi,

I know I only have to give a months notice, but I don't want to stay in my rented property after my 12 month contract runs out. That isnt until February time.

Should I tell him now?

A) so he has good notice & can advertise without rushing.

B) he might let me go early!

If you want to go early tell him and negotiate. Otherwise I'd hang on so you don't have the hassle of lots of viewings.

You know what? I would really appreciate it if one of my tenants did this! Be nice, let them know! They might be able to let you go early - I have in the past. But I'm sure they would appreciate an early heads up.

I would love my tenant to give me plenty of notice. I think your landlord will appreciate it. I would be happy to let my tenant go early in these circumstances.

yes, why not? Sounds like he can't ask you to leave early, although if you WANT to go early then he may let you out (he doesn't have to) for someone staying longer.

helpful to tell him - he may want to sell, or simply to have a chance to do some work on the property between tenants.

Yep, I agree. Useful for him to know, and if there's a chance for him to find a new tenant this side of Xmas, better chance of avoiding a period of unoccupancy.

If you want to leave early, tell him now and say that you'll keep it nice and allow lots of viewings if he wants to try to find someone straight away.

If you don't want to leave until your contract is up, give the required amount of notice and no more. Bear in mind that you probably do have to give notice, you should check what your contract says - don't assume that you can just walk out and stop paying rent without giving any warning.

good point - even if he gives you notice, return it in writing and send it at the right time.

Ive told him (by email) today, that I won't be renewing & that hopefully that helps us both to get sorted in good time.
