bathroom in loft?

Hi, has anyone done this? I want to make my 2 bed house a 3 bed house by moving the bathroom up to the loft space. It is a listed building so not sure if we will be allowed to put a window in or not but may well be able to put an extractor fan somewhere. Just wondered if loft bathrooms were possible and if so, would you recommend or not? Thanks

It shouldn't be a problem in terms of plumbing as loft conversions almost always have some sort of extra bathroom up there but wouldn't you be better off putting a bedroom and shower-room up there?

Well not likely to fit in a bedroom and shower room if a dormer isn't going to be possible, which sounds like it might not be. I have an en suite going into my loft with a bath, it's pretty common to have a full bathroom up there. We have our boiler up there too to save space. It's really nice being able to top up the bath water without waiting AGES for the hot water to make its way up to the bathroom from the garage.

Lots of people have loft conversions rather than loft extensions and fit an extra bathroom/shower room up there with the new bedroom Confused. It all depends on the size of the loft, of course, and whether the conservation officer will allow conservation rooflights to be used.

Thanks everyone, my 2 children are very young so i wanted to sleep on the same level as them if possible. Plus the loft isnt massive so i doubt we would fit a bed and an ensuite up there. Does anyone have an idea of a ballpark figure or does it vary massively? We are trying to decide if we would be best to move or stay where we are

Not a good idea at all design wise and for re sale. Make the loft a bedroom

Do you have a toilet downstairs as well? If so then you're probably ok but I wouldn't put the only toilet in the loft, you might find it really frustrating and difficult to resell.

Agree that your proposed conversion will not be desirable to buyers on resale. You should reconsider putting the third bed into the attic and leaving the bathroom where it is.

I am not too worried about resale as it would be done for us to stay there anyway and the plan would be to have a downstairs bathroom too. I see your point though, i suppose the deciding factor would be if we were allowed to put a window in because i dont think i could sleep in a room with no window!

So you will have a ground floor bathroom and a bathroom in loft and 3 bedrooms.
It sounds good to me.

In the long term you are going to sell but if you are selling to similar families with young children They would think like you and I that they would prefer the bedrooms to be close by not on different levels with young children.

You might be sble to put in windows at rear of the house even if not at the front, you really need to make enquiries locally about that.
