Hi all

I know that once we get a little further down the road in the process this will all become clearer the but was just looking for advice as to what we can expect cost wise (ish!)

So we've already got the mortgage in principle, but what else are we looking at?

How much will the average survey cost?
How much should we budget for solicitor fees?
On a house costing £175k, way should we expect in terms of stamp duty?
Apart from removal costs, are there additional charges for things? (Is land registry et part of the solicitor oats or additional?)

Sorry for being so clueless!

Lately, there is the option on one property at the moment to conveys the lift of a 2 bed cottage. Does anyone have any apron ate figures for how much that might cost to do?

Exciting, but very daunting!

we have just bought our first house, factor in 1k for solicitor inc searches and land reg, 1.75k for stamp dutyand £750 for survey

get a builder around to quote on the loft. you can do that before putting in an offer if you want.

Re survey the price you pay will vary according to the level of survey you select.

You can choose a simple valuation to support your mortgage application (£200 ish), a home buyers report (£600 ish) or a full structural survey (£900 ish). It depends on the age and condition of the property really.

Don't forget you may have to pay booking fees on your mortgage depending on deals available with your lender.

stamp duty - an online calculator will tell you that in two minutes.
solicitors - a reasonable charge for that house price is about £400, plus disbursements; these are the land registry fee (also see online), search costs (Vary by council) and other bits and bobs. High street solicitors will charge more, conveyancing body shops (not recommended) will charge less.
survey - again varies greatly. Try reallymoving.com for quotes.

We're in the middle of buying, our solicitor is roughly £750, inluding land registry, and the Homebuyer's Survey was £300. We're buying for less than £100 000, though.
