An idiot's guide to loft conversions

Absolute newbie here planning to convert the loft of our 3-bed victorian semi in spring 2014, but have no idea where to begin. I'm particularly keen to hear from those who have done this: what worked, what didn't work, what should you have done etc?

Our situation - we will have a 5month old baby & I will have 6months of mat leave remaining. DH sometimes works from home & we also have a cat. In an ideal world, we'd move out for the length of the project but this won't be possible. Sounds already like a recipie for disaster right?!

But in terms of actually getting the project started, do you approach an archietect first, then builder.....or is it better to go with a loft conversion company? We've got a budget of 50k - does that sound realistic for East London?

Hi, think I would first approach to planning department to see if what you are hoping to do requires any planning permission. If they say you don't need any planning permission then get their answer in writing. You will need to show this when you come to sell.
If you do need planning then you will have to provide them with plans.

You will def. need to get building regulations consent, from the Building Control Department of Council - this is separate from planning permission and again you will need to submit plans.

As to who does this for you, loft convertor people or architects/builders, approach local people who have had similar work done and ask them what they would recommend.
