terrace or semi

choice of terrace with garage and off road parking, and semi with parking on the road outside, (possibly may be able to gravel front garden to make off road parking in the future). They both cost the same, the terrace is a big bigger, the semi has had new kitchen. What percentage premium does a semi have over a terrace....if any.

sometimes it's not just about the money ...
which is in the better location to suit your lifestyle ? and is the new kitchen to your style ? is the parking space at the front only yours or can anyone park there ?! are the neighbours better at one location over the other ?!

my honest opinion :
most people have cars - so off road parking AND a garage and a bigger house and cheaper heating bills seems the logical choice to me !

:-)

I'd go for the terrace!

Flossiechops · 14/10/2013 20:18

I'd go for the semi without a doubt. Have lived in a few terraces and loathed the feeling of being hemmed in on both sides. Noise was an issue for me - not only what I could hear but that the neighbours could hear us.

Lucyadams184 · 15/10/2013 11:08

I agree I'd go with the semi then you only have one neighbour to deal with. It will be easier to re sell as well.

MajorBumsore · 15/10/2013 12:04

God, don't choose a terrace! The noise has driven me out after years of putting up with hearing other people cough, argue and shag (urgh). I have always lived in Victorian, so well built houses but somebody told me that the mortar becomes incredibly porous over time, hence the noise issues.
I love the way Victorian terraced houses look and like the space they give, but would never live in one again.

KnittingAndCleaning · 15/10/2013 12:15

Less chance of neighbour issues with the semi. I would gravel the front for off road parking in the semi.

sherbetpips · 15/10/2013 12:47

terrace you have two sets of potentially noisy neighbours, semi you only have one. Semi for me! However if you are talking old thick walled cottage time terrace then might be a different story. Also hate the upstairs bathroom through the bedroom issue in a lot of terraces.

TallulahBetty · 15/10/2013 13:17

Wow this surprises me. Been in a terrace for 7 years and never had noise or neighbour issues. I appreciate not everyone is so lucky.

mrsnw · 15/10/2013 13:47

Yes, I've lived in a terrace for thirteen years. Lovely neighbours and definitely no noise issue. Guess it's just luck ;)

BinarySolo · 15/10/2013 13:54

Depends on the houses. I've lived in several mid terraces and only had noise issues in one. Never had a problem with neighbours either. On road parking was a bit of a nightmare at times though.

My friend lives in a semi and has real problems with the neighbours on the side she's not attached to, including the neighbours children leaving 'special gifts' by her back gate and kicking their ball against her wall.

How thick are the walls? Try and view at a couple of different times of day. Ultimately if it was me, I'd probably choose the larger property if the locations were just as good.

wonkylegs · 15/10/2013 14:07

Not all terraces or semis are equal - we lived in a big Edwardian one for 10yrs with kids on oneside & big partiers on the other without problems with noise.
I lived in a 1940's semi before that where we could hear every little thing through the walls.
It depends on layout & construction.
Personally it's the house, location, size, amenities etc rather than tce/semi/detached that matters for me

CuddyMum · 15/10/2013 14:08

I think I'd choose the terraced property but it depends on the type of construction. I live in a solid Victorian semi and you wouldn't know we even had neighbours as the walls are so thick.

MrsOakenshield · 15/10/2013 14:11

depends. We are in a terrace, get a wee bit of noise but it's not invasive or a problem. It's a massive Victorian terrace though, and a lot of semis we've seen are much smaller. Our road is nearly all terraces and they are worth A Lot. No garages or off-street parking.

MrsBucketxx · 15/10/2013 14:19

Can you link for both, my gut says semi but it depends on the terrace.

oliveandfeta · 15/10/2013 15:45

thank you for replies, varied responses. We have deceided to go for the terrace. We spoke to neighbours, lurked at different time of day, and did some research. The reasons we went for terrace were it was along a lovely tree lined road, the row of houses all had gardens that were beautifully carered for, the neighbours were really friendly, (albeit retired pensioners age 60ish, and we are young ftb's), also garage and car port were a huge plus.. The neighbours were able to tell us a bit about the locality, and it was all positive. The houses are solidly built, ex LA but all now privately owned, couldnt hear anything through walls. Although the semi was nice too, parking may have been an issue, as on an evening it was very busy, double yellows on one side of road, and cars on other, so garuntee of nearby parking for our 2 cars. on balance i think we made the right decision.........i hope!

oops, i mean "no garuntee of nearby parking" on 2nd to last line

FWIW, I think you've made the right decision Smile good luck with it all.

loraflora · 15/10/2013 16:14

I'd normally say go for a semi just for one less neighbour, but it sounds like you did your research well and made the right decision in this case. The parking situation might well have been a real pain.
