House sold but !

We have an offer on our house after two years on the market. But the problem is we haven't find one we like. The buyers are hurrying us, what is the best solution? We really don't want to lose our buyer.

Get on all the estate agents mailing lists then you will get details before they go on rightmove etc.

Snap up the sale, go into rented-that way you will be chain free and ready to go when the right property does present itself :)

My husband is not keen on renting. He's worrying about not being able to be back on the property ladder again, if he's to be made redundant. There is a house we are keen on, but they took it off the market after rejecting our offer. They said it'll be back on the market in the next couple of months. We'll be making a higher offer if it's back on the market but not sure whether our buyer is willing to wait that long!

I have lost 2 of my buyers this way. In the hindsight I wish I chose to buy a compromise house, as now, having my 3rd buyer and nothing to buy, it starts to drain me mentally. I also lost out on a dream house to a cash offer similar to mine. The 2 things that prevent me from going into rented is early mortgage repayment fee and very good interest rate afterwards.

Also I reckon if I stay in a rented for a year, I lose about 10k for rent - I may as well offer 10k above a reasonable offer on the properties I love (sadly currently nothing on the market).

We have just taken our house off the market today after getting an offer 2 weeks ago, but unable to find anything we want to buy.

Our estate agent recommended accepting the offer, but giving ourselves a 2 week breathing space to see if anything new came in.

Sadly it hasn't, so we're staying put. Tbf we like our house and the area, just wanted something with a bigger garden. I might feel differently if we had to move.

Can you be proactive with the house you like and ask the agent to forward your higher offer now?

Id get in contact with the agents of the house you liked and get them to tell them about your higher offer and had an offer accepted on yours. he may well be able to persuade them to put it back on the market.

Rent. I would be letting the buyers have whatever timescale they wanted if you haven't sold in 2 weeks. Surely if your husband is made redundant it's better to be in rented anyway?

How desperate are you to rid yourself of your house?? 2 years is a very long time to find a buyer and it could potentially be another 2 until you find another. I think your husband is crazy if he won't go into rented - either that or your not that bothered about moving?

Speak to your mortgage company about how long you could pause your mortgage for to port it to another property (Nationwide gave use a six month grace period, I think). Unless you're in London or somewhere else where the Market is buoyant, having a willing buyer is worth sooooo much

Rent or move in with relatives temporarily. If you are not willing to consider anything except buying a house at the same time as selling, I would consider that you are not bothered about selling at this point. In which case, stop wasting everyone's time and take your house off the market.
