Herefordshire - Where to live?

nomadwith2plus1 · 14/10/2013 09:48

Can anyone out there advise me on where I should and shouldn't look. We are considering moving back to the county after years of moving around and have a budget of around £500,000 possibly more if the house was pristine. Ideally want to be within five miles of Hereford as we are thinking of placing our children in the Cathedral School.

Would also appreciate any opinions on schooling etc...

Thanks

I'm local with a child at HCS, but really busy moving house so not able to give you my local knowledge right this minute. Currently moving from HR4 to HR8 - 30 mins from HCS. I'll try and get back to you in the next couple of weeks, it's a DIY move so taking a while and hard work!

Try HR9, I have family there and it is beautiful. Or Monmouth has good private schools if you wanted to look around Monmouthsire.

Thanks for the replies... Frostyfingers- When you have the time I would love to hear about both your house-hunting and experiences of HCS.

Ok first thing to let you know, is that there is a massive traffic problem in hereford crossing the river both ways. If your kids are maybe going to cathedral then you ideally need to be North of the river. Property is more expensive north of the river but it is far, far easier to get into town for any reason and your property will hold its value as buyers in the market are often hm forces who need easy quick access to the base at Credenhill to the northwest. For £500k you will find nice premises in Tillington, Wellington, Marden, Sutton St Nicholas, Cross Keys and Withington. When looking at premises check them for vicinity to the railway, plus also check for flood risk as this can be a show stopper for liquidity of a property in some of the more rural villages. Some villages have pubs and a local shop, some do not. depending on your business also note some have better access to internet than others and always check if you can get a mobile signal at a property youre considering as this is not guaranteed in herefordshire no matter what the phone companies tell you. Cathedral school run busses to their school from as far as Ledbury and Bromyard. There again do not rule out Lucton School as they provide the same bus facilities as does also St Richards at Bredenbury. Please check these schools out as they have a higher proportion of international students and the international gcse passes at any grade do not necessarily get reported effectively in league tables, furthermore they have beautiful grounds with no town centre pollution, and there's quantum discounts for siblings attending at Lucton. Hope this helps...

Right, I'm here at last. We've moved into a rented house between Hereford & Worcester, about 6 miles north of Ledbury. DS is in Y10 at HCS, it's his 2nd year and so far he's a lot happier and more motivated than he was in a much smaller school in the north of the county. HCS in my limited experience is pretty competitive, but this suits DS as he needs the pushing.

Area wise, we've always lived in the north of the county and this is my first experience of being this far "over" so it's all new to me. Just to say if you do think of looking further north HCS do have a load of children on the train from both Leominster & Ludlow, about 20 & 30 mins train time respectively.

I agree with Elansofar re traffic, it can be difficult from all approaches, but coming over the river from the south is definitely the worst. Mobile reception and broadband speed is also not brilliant in some places as Elansofar has pointed out - it's a bit hit and miss, but you just have to learn to live with it really otherwise it would drive you nuts. For £500k you should do quite well, are you looking for rural, village or town? When you've had a look, you can always PM me and I'll give you the lowdown if I can on the area - assuming I know it! I used to work on the Property Section of the Hereford Times and am slightly property obsessed!

It's a lovely county, and I love living here - there are drawbacks in that it takes ages to get anywhere sophisticated, but a couple of hours travelling fixes that - mostly the people are incredibly friendly and welcoming, and it's beautiful, even when it's wet, windy and snowy!

Thank you both- all very helpful info. We are visiting the area in the next few weeks to look at some housing. May well be back pleading for more advice afterwards!

Seriously, do try and drive about at rush hour, Hereford is beautiful, but it isn't still the quiet place of my childhood memories.

It's also worth remembering just how far Hereford is from the motorway network compared to Worcester, Malvern, Gloucester and Cheltenham, which all have good private schools and a bit of civilisation.

I was brought up 50 miles West of Hereford and, much as I miss my beautiful hills, I do appreciate being within striking distance of the M5
