Chimney - where could this rain water be POSSIBLY coming from?

Just been with my good friend next door, trying to solve a problem. He has the chimney at the gable end (semi) and when it rains water dribbles down onto the open grate space in the living room. (There is nothing in this space at all.)
He's just been up to the pot and did, probably unnecessary pointing around the pot base, and all looks tight. There's nothing wrong with the wall pointing.

Any ideas to follow up please? We are at a loss.

yes there's a fetching hat and the 'crown' around looks nice and tight too.

Chimney sweep just fitted a spinney thing on top of my chimney to improve draw and prevent rain leaks.

No idea then, I'd be tempted to ask a decent chimney sweep for advice. Does the gable wall look good? No pointing needing redoing on there?

yes, I think it needs a prof person to look at it. Friend is pretty hands on and knows stuff but this is beyond him

Don't ask me, we have two water letting in chimneys, very annoying. No doubt very expensive to fix properly, so we swear at them.

an experienced local chimneysweep will have approximately five thousand times more experience of chimneys and their faults than an online surveyor.

yes that's what we thought PJ - we need someone to actually look at it rather than surmise from a distance. Online advice from a surveyor may be useful in some instances tho'.
