Who owns the EPC, us or Estate agent?

Hi all,
We're not convinced our Estate agent is working hard enough for us and are thinking of sacking them to use someone else.

Does anyone know if we would have to have another EPC done under new EA or could we transfer the existing one?

Just want to do my homework before approaching our EA.

We did. EA arranged it, we paid but we don't have any paperwork or receipt (massive error?)

doesn't matter. The EPC goes on the EPC register online and anyone who has your address can see it. No need for another one, they last 10 years.

they are fairly meaningless anyway (all the ones I'm now seeing recommend installation of a wind turbine in tiny gardens, cost 10 grand to save £10 a year). But that's our government for you.

Thanks for that, so I take it our new EA (if we changed) would just pick it up from the register?

You are entitled to ask for a hard copy from the EA. I would. They might grumble but you paid for the EPC so it's yours!

Thanks everyone, I feel more confident to ask for it now. Ridiculous really seeing as I'm their customer (and a grown woman!)

They do have a shelf life though so depends when it was done...

It's all online. We had one done when our house was first on market 5 years ago as part of the old HIp pack. Our EA asked If we'd had hip pack done, we said yes and they found it online.

You don't need to find it, they'll find it. Bit like MOTs. If you lose cert it's all online anyway.

It lasts for 10 years (we've had ours done 2 weeks ago).
