Is a kitchen extension worthwhile?

Currently live in an unremarkable 1990s semi. We already have a loft conversion so essentially the house is tall and thin with comparatively small downstairs living space. We own the house but for reasons too tedious to go into my partner is unwilling to move and take on a mortgage to get somwhere bigger. I feel we desperately need more living space as our kids get bigger. I suggested extendong the kitchen dining roon and also creating a utility room, which he was more open to. My only concern is it is not worth doing in this type of property as we may not get the money back when we come to sell. Our house is already worth more than most in the street we are on due to the loft, though there are also bigger houses nearby on the estate as a whole.

Would appreciate any advice/ experience from anyone who has extended this type of property.

If he's unwilling to move then the resale value is fairly irrelevant. If it would benefit your family then go for it.
It's really hard to predict how it will impact your homes value without knowing the local market a bit better, but I'd imagine that if the area has slighty bigger houses that go for me then you'd be competing with them in future and the value would hold.

How much of a garden will you be left with? If it is a family sized house, you want a reasonably sized garden to go with it.

If it is well done, you should still add value to your house. And at least you won't be wasting loads of money on removal expenses, stamp duty and so on if you stay put and improve.

Thanks, re moving I am hoping he may change his mind in the longer term. We will have 3 small children and as they get bigger we will definitely neef more space/ bigger bedrooms! It is partly his work circumstances hedoes not feel is v secure at moment, hopefully this will change.

Cavell, that was his view too re the moving expenses. We have an average size garden for the property, there is quite a bit of space to the side of the house so hopefully would not extend too far into garden.

If you aren't going to move in the short term, then do what's best for your family and how you live - resale value doesn't really come into it. Even if you persuade him to move in a couple of years, you'll have had the benefit of a bigger kitchen in that time and even if you don't make all your money back on the cost of the extension, perhaps it'll make it more saleable in comparison to others in the area? Guess it depends on how set you are on getting him to move and whether it's likely to happen!
