Landlords debt'a bringing bailiffs with warrants! Help!

I'm new to this forum and not sure if this is the right place to post but wondered if I could ask for some advice. Today while leaving the house I noticed a man trying to open our side gate. I asked if I could help him and he ignored me so I asked again and at that point he asked if I was 'landlords name' I explained we had rented the property from her in may and she no longer lived at this address. He explained he had a warrant to seize goods from this address to repay court fines but would not say how much. I offered Id and our tenancy but I am worried if we had not been there if he would have entered the property and removed our possessions. The house was rented as unfurnished.

Also, we seem to receive all the landlords mail. Several threatening looking letters everyday. Our postbox is outside and is a metal box with a letter shaped slot in it. Recently during storms the mail- ours included was reduced to a soggy mess. I did look at it - rightly or wrongly it was right infront of me- and it was from tj mortgage company stating that they are 5k behind on their mortgage and had not received this months agreed payment.

As you can imagine this is very worrying. We don't have the money to move house again but always pay our rent bills etc on time.

Any advice or experience regarding what we should expect would be greatly appreciated

Can you pass on landlords address? Can you get bond back early as it looks as though you might have to move anyway soon.

You might be better off posting this on Legal Matters or Money Matters.

If I were you, I would contact the mortgage company explaining that you are tenants and the LL isn't living at your address. Do you have an address for the LL or does the estate agency you are renting from? Give them all the information that you have and offer to send them your tenancy agreement to show that the LL is not living there. If the house is repossessed, there is a good chance that you could be evicted although sometimes mortgagees take a long view and allow tenants to remain in place and pay their rent directly to them.

I believe that bailiffs can enter a property through any open door so some will try to go round the back of a house - it's probably a good idea to make sure that your gate is always locked and your back door too.

also be aware that if the landlord didn't tell the mortage company that the property was tenanted, it is also grounds for repossession.

your deposit should be legally in a protected scheme so don't worry about that, but you do need to take action as others note.

sorry for all this hassle which is in no way your fault. As noted, get on the phone and fend off the bailiffs, make sure you are protected and expect to move eventually. You cannot be thrown out at short notice.
