Loft Conversion - WWYD?

We have a very nice 1930's style ex-authority house. We have just done a back extension and are thinking about our next money pit project.

We have been quoted £15000 to convert the loft. This will need doing eventually as we have 3 good sized bedrooms but DD's is tiny and she will outgrow it. We have already extended her room as much as we can but you cant get a desk and a wardrobe in there.

The loft conversion wont add £15000 to the value, however I feel like we would feel the personal value if that makes sense. DH isn't keen and wants to move, but we wont get anything bigger for our money in this area, and we would need to stay here for schools.

It would be very hard to move for less than £10,000 with fees, selling costs, stamp duty and sundries.
I know exactly what you mean about "personal value"
Take moving costs into account and present it to him again.

I second the same about moving costs+ stamp duty etc. Really depends if you will stay there. If for another 3 to 5 years then worth it, as you will eventually make that back in market growth anyway IMO.

We did the same 2bed loft conversion + ensuite and we are now selling our house to a DEVELOPER. Who's going to flatten our house entirely. We won't have lost money, we have actually gained selling to a developer as he is willing to pay the market value of our house but our efforts won't be appreciated by the new buyer. We have benefited from the extra space for past 3 years so it has been worth it. So you see- sometimes, you don't know what's round the corner and who the buyer will be and chances are, they may not even like what you've done and want to remodel anyway!!

Id say go for it!

We wont be moving for at least 7 years.
