Can't believe our 2nd buyer has pulled out, hormonal, crying mess!

Major rant alert.....The survey flagged some issues with the roof and chimney, made it sound as though the house was falling down to be honest. In the 8 weeks since our buyers have had 2 builders to look at the house, one quoted £1000 and said 1 tile needed replacing on the roof, chimney repointing and some additional supports inside the loft. The 2nd builder said the chimeny needed repointing but there was nothing else wrong with the house. She's still pulling out as she has concerns due to all the issues the surveyor raised - even though 2 builders have openly said the survey is ridiculous and the house is fine.

2nd time this has happened, I'm 26 weeks pregnant and was desperate to move before the baby came, but can't face doing this all again. Why have 2 builders round to give an opinion on the house if she then wasn't going to beleive what they said, its just wasted weeks of our time when the house could have been on the market. And as for the surveyors! The issues this surveyor has raised are totally different to the issues raised by the previous buyers survey, one focused on major damp and rotting floors (we had a damp proof course fitted before the houe went up for sale and after the survey an expert came round and told us the survey was rubish and all was fine, but the buyers weren't interested this) this suveyor has said there are no problems with damp, but has listed major issues with the roof (not mentioned at all in previous survey) which the builders have disagreed with! Do they just make it up?!

Oh I am sorry. They love to cover their arses, tis a pain in the proverbial.

Would getting the chimney/roof sorted be an option? If just to rule it out?

To be honest, if you can, I'd leave the whole thing till baby's born and then see about putting it back on the market, it's the last thing you need now.

Sounds like a nightmare :-( have to agree with the others. Get the roof shipshape... It's obviously a source of doubt, and sounds fairly cheap to fix.

Get your roof and chimney sorted, then try again.

I had two buyers pull out also. I spent a fortune on legal fees,survey, drain CCTV, structure engineer on the property I was buying. The vendor of my house said they would give me two weeks to find a new buyer, two days later they accepted a higher offer from someone else. Such a waste of money and broken dreams.

I had 2 buyers pull out. The third is nearly at the point of exchanging, so it can still happen, touch wood

We had 2 surveys done on ours for the buyers by thesame company which flagged up completely different things, so I think they all talk crap, as nothing was the same on either survey.

I knw exactly how you feel, this shit has been going on since Feb, but it will sell eventually

Definitely get it sorted if you can, even getting a loan to do so if necessary, otherwise it will come up every time and unfortunately buyers are put off thinking something needs doing like that. Well, many are anyway (I used to work in conveyancing).

Moving house is so stressful. I do understand how deflated you must feel.

Thanks for the sympathy everyone, I know there isn't much anyone can say to help I'm just feeling really sorry for myself! Thought we'd had our bad luck last time and just so annoyed she's left it 8 weeks since the survey to do this as getting a mortgage once my mat leave has started or i go part time will possibly be a nightmare even though we can easily afford to pay it.
The builder has told her it will be £400 to fix the bit she is concerned about and we've offered to get all of the recommended work done for her which will cost us £1000, she still says she isn't willing to risk it as she's worried the whole roof may need replacing in 20 years! I give up!
We will get the work done as the price seems very reasonable to me but I dread to think what the next survey will bring up as they just seem to be plucking faults out of the air and even if its proved to be incorrect buyers are still scared off! Some of you have gotten third time lucky though so maybe there is hope!

Well I think I might still be able to get the mortgage with one company once I'm part time and Childcare is taken into account (huge chunk of my wage!) so there is some hope of moving after the baby is born. Fingers crossed for a third time lucky.
