kids' bedrooms and house viewings

We are planning to sell and then rent locally before moving to be closer to family. We've just got a bit more painting to do and then we'll get it valued and on the market. I've never sold a house before so am very unsure what to expect or what potential buyers will expect when they view!!
I've been wondering about the kids' bedrooms. We have a 3-bed which officially has 2 double bedrooms and a boxroom. DS is in boxroom in a cot, DD has one of the double rooms but has a todder bed in there.
Do these little beds make the rooms look more spacious or should we be looking to get DD in a full size single and DS in toddler bed before viewings??

It depends who you think your target buyers are. We had 2 good sized doubles and a box room with a cot in, and had a couple of professionals look round but sold to a family with children a bit older than ours so we were lucky we didn't have to do much to the house to attract viewings or a buyer.

You'd hope anyone with a brain would simply look at the measurements given on the particulars! I wouldn't bother with the extra hassle and expense of changing the kids' beds unless it comes back as a comment from viewers, or you were going to do it anyway.

We've just sold our 3 bed semi. Have a box room for son with single bed in and double room fr daughter with single bed in. I just pointed out that daughters room could get a double in, but obv she doesn't need one. Sod house quickly to first time buyer.

I would carry on with your life! I viewed a house that was stuffed to the brim with toys, the reason for moving was clearly 'house too small for two children'.

didn't buy it for other reasons but as long as viewers can see the walls, don't worry too much.

It's up to the individual to see the size of the room and how the estate agent describes it. I wouldn't change anything.

Hmmm, it dpends if you are trying to attract other families.

I looked a one the other night, the bedroom picture with toddler bed and single clearly said to me 'that room doesn't work with two kids.' I.e could only be there with one dc = ruled out.

If hadn't seen that I might have thought 'yeah two kids cud share let's view'

I wouldn't worry about double to single, many people want a double in the second room, more about removing excess furniture.

Ok, I won't fret too much about the beds for now. The smaller beds actually make the rooms seem more spacious; I just don't want viewers thinking that the rooms could only be kids' rooms ... I suppose they just need to use their imagination!

In general, should I be aiming to get a lot of DC's clutter precious toys and creations out of the way during viewings, like in the loft? I don't know how long the house will be on the market, so I don't want to deprive them of toys, but it's true some areas of the house are too cluttered :(

I had a toy chest in each of the children's bedrooms meaning I could tidY it very quickly.

I would say the main thing when selling is decluttering as it can be distracting.

We were in a stepping stone house (slightly downsized to get ds1 into amazing primary in housing boom and no time to find somewhere bigger) and stashed the extra stuff that had been in our house in storage.

At the end of the day I was going to have to pack it anyway so just did it early.

That way the house looked really spacious as we had obviously crammed all our stuff in from a bigger house.

I wouldn't replace toddler bed or anything like that.

Thanks - that's helpful! It's less toys in bedrooms that concern me than toys in living room and DS's play table in kitchen ... mind you this is essential as keeps him busy while I cook! I'll have a think about that ...

Would you take pics of kids / family photos down if there are a lot on the walls? We have a couple in the hall and then a line of frames going up the stairs ...

Mind you, we bought the house despite the fact that previous owners had a telephone table made of the bottom half of Marilyn Monroe's body (i.e. legs up to waist) standing at the bottom of the stairs!!

Could you put an extra single bed in the toddler room - against the wall, piled with soft toys/cushions - she can use it to play on? you can buy them cheap and it makes it look like a 2 kid room..... mine have bunk beds and a separate single (for sleepovers) that they use to lounge about on with their toys, or as an extra surface for monopoly/whatever.
