New carpets for a rental property?

Going to rent out our old house as it won't sell. Could you tell me what you think about putting in new carpets - do we need to ? The carpets are clean but have seen better days, they are not threadbare but one is 11 years old and others are six and four years old. I would need to recarpet three average sized rooms and the stairs (The rest is wooden flooring) Charging £650 a month if that has any bearing....

Do the tenants a favour, have the carpets thoroughly (perhaps professionally) cleaned and leave them. Think about how likely they are to wear out before the end of the tenancy.

Pristine new cream carpets are the last thing you want to see when you are liable to be charged from your deposit for every mark.

I would leave the carpets. We live in a house with old carpets, but the dog scratched at the corner and so I'm hoping when we move out they won't charge us for brand new carpets because the current ones are about 12 years old.

I'd rather live in a place with liveable but not brand new carpets. I guess I have a dog though so there's more chance of accidents or issues.

I agree - clean them and leave them. Obviously in the event of any damage you would not get the price of a new carpet, in fact you never do because you have to make reasonable allowances for wear and tear.
